So, you get to live within 2 blocks of Lake Travis but you still have an easy drive to downtown Austin. Now, you may not be able to tell from these photos, but this house does need work. It has beautiful stained concrete floors throughout most of the house, but the 2 secondary bedrooms and the master closet need new carpet. You will probably want to give the home a fresh coat of paint, and there is some deferred maintenance to take care of. For example, you can tell that the yard has been neglected. But, it’s got a good one-story, open floor plan with an office right off the master bedroom and 2 more bedrooms on the other side of the house.

It’s located in Travis Landing, which has a waterfront park, just for the homeowners, with a boat ramp, trails, picnic areas, lake access for swimming, boating, kayaking, sailing, jet skiing, wakeboarding. Normally, you can’t get in this neighborhood for under $250,000. This is a neighborhood of waterfront streets and homes, so you’re going to have upside potential here. The average price of a home in this area is well above $120 per square foot. This one is $102.88 per square foot. That’s a price of just $199,900. You could spend less than $10,000 and probably get that after repair value up close to the $250,000 price range. That’s why I consider this one a good deal. Lake Travis Waterfront Home for Sale

Is it time to buy a Lake Travis waterfront home?  When you can get one for the low price of $430,000, I would think so.  There is a home listed on Lands End in Travis Landing near Mansfield Dam that has 45 feet of waterfront (when the lake is full).  Right now, Lake Travis is 40 feet low.  But, prices for Lake Travis waterfront homes are also low!

This home is not listed by me, but I took a video for anyone who might be an interested buyer.  I think this may be one of the best waterfront deals on Lake Travis if you don’t want to spend more than $450,000.  The home could use some updating, but it is move-in ready if you aren’t picky about paint colors, flooring type, etc.  Also, this home has 3 bedrooms PLUS an office room/library.  In addition, there is a front formal living room that could be a second office area for anyone who works from home.

The home has a breezy back deck that would normally overlook the water in the cove when the lake is full.  There is a swim platform in the cove that’s yours to enjoy when the water is up.  Even with low water levels, you can still see the main body of Lake Travis from the living area, kitchen and master bedroom.

Best Waterfront Deals on Lake Travis

It’s a great time to get a deal on Lake Travis waterfront.  I’ve seen some incredible pricing on very nice homes that are on Lake Travis but also very close in to Austin.  For under $1,000,000, you’ll have plenty of great choices that you wouldn’t have gotten for less than $1,500,00 just a few years ago.  Keep in mind that most of these great deals are also located within the award-winning, Lake Travis school district.

One home that caught my eye is located in Lakeway in a nice, deep cove on Lake Travis.  I like this home because it’s updated and priced right.  For $549,000, you get over 2500 square feet of living space plus a pool.  The owners are even willing to throw in the wakeboard boat, which they anchor at a small swim platform.  The home has beautiful travertine throughout and granite counters in the kitchen.  Keep in mind that this is waterfront at the narrow part of a cove, so you don’t get big lake views or lots of shoreline.  It looks like there is barely room for a small dock.  Still, the price of the house with waterfront compares nicely to many similar homes in the area with no private waterfront access.  This home also has nice stairs going down to the lake – not just an undeveloped trail.  It has a Texas stone exterior with a tile roof.  What more could you want?  I’m sure this home will sell quickly.  If you’re interested contact me today!

My second choice of good waterfront deals under $1,000,000 would be a home on Hudson Bend Road for $750,000.  This home is a good choice if you would like more elbow room than you would find with Lakeway waterfront.  Also, even though this home is located in a cove, it is closer to the mouth of the cove with more navigable water than the home in Lakeway.  This home has over 2300 square feet of living, a swimming pool and nice covered boat dock.  The land is over 1.5 acres, although part of that is under the waters of Lake Travis – assuring you full waterfront rights.  This home also has granite counters and some updating.  this home was originally listed for $875,000 but was reduced last month to a very reasonable price.  I’d hurry on this one, too.  I doubt it will sell for much less than asking price at this point, and someone’s going to get a great waterfront deal!  Contact me today for more details or to schedule a showing.
